General Terms and Conditions


1. General1.1. The booking/cancellation terms are binding for both the tenant and the landlord.1.2. Reservations can be made verbally, by phone, or in writing. For the landlord, the reservation becomes binding only upon receipt of the required deposit.1.3. Failure by the tenant to comply with one or more terms of this agreement will result in its immediate termination without the right to claim compensation.


2. The Price2.1. The price list specifies rental prices for respective periods, mandatory cleaning fees, and optional add-ons.2.2. Municipal and other taxes are included in the rental price and are calculated at the applicable rate.2.3. Bed linen and one towel per person are included.2.4. Electricity, water, and heating costs are included in the rental price.2.5. Final cleaning costs are a one-time fee of €350.2.6. Waste disposal costs are included in the rental price.2.7. The security deposit is a one-time fee of €1,000, payable in cash upon arrival.


3. The Rental Agreement3.1. The purpose of the holiday home is "private use." The tenant will personally use and inhabit the holiday home. Subletting or transferring the rental agreement is not permitted.3.2. The tenant must adhere to the specified payment terms.3.3. The rental agreement includes:

The security deposit3.4. In the event of the property’s sale, the contract will be terminated without compensation, and any advance payments will be refunded to the tenant.

4. Payment4.1. The advance payment of 50% of the accommodation cost (rent and usage fees) must be made within seven days of receiving the rental agreement.4.2. The balance must be paid no later than 30 days before the start of the stay.4.3. For reservations made within 30 days before the start of the stay, the full rental and accommodation costs must be paid immediately.4.4. The full security deposit of €1,000 must be paid in cash upon arrival. It will be refunded to your account within two weeks after departure, minus any costs for damages.4.5. Upon receipt of all payments and documents, the landlord will provide the house rules and practical information.4.6. The tenant must adhere to any measures announced by the federal government related to a pandemic, such as COVID-19.


5. Cancellation by the Tenant

5.1. If an agreement is cancelled more than 3 months prior to the stay, cancellation fees of 25% of the accommodation costs will be charged. In practice, this corresponds to half of the deposit, minus any booked add-ons. This amount will be deposited directly into your account.

5.2. If an agreement is cancelled between 1 and 3 months prior to the stay, cancellation fees of 50% of the accommodation costs will be charged. In practice, this corresponds to the deposit, minus any booked add-ons.

5.3. In the event of a cancellation less than 1 month prior to the stay, cancellation fees amounting to 100% of the accommodation costs will be due.


6. Care for the House and Surroundings6.1. The holiday home must be inhabited by the tenant and their companions with due care and respect for the peace of the surroundings. If the tenant or their companions do not behave responsibly or cause significant disturbance, they may be denied further access to the property, and the rental agreement will be considered terminated without any right to refund or compensation.6.2. If the tenant or their companions cause damage to the house or its contents, it must be reported immediately to the landlord or their representative. Associated repair and replacement costs must be paid immediately. The tenant is liable for any damage caused by them or their companions, even if discovered after departure.6.3. The cost of extra add-ons and any damage will be deducted from the security deposit, which will be refunded within two weeks after the stay.6.4. The tenant is responsible for basic maintenance during their stay. Additional cleaning costs due to extreme dirtiness will be deducted from the security deposit.6.7. The tenant is advised to ensure they have liability insurance (e.g., fire insurance).


7. Landlord's Commitment7.1. The landlord is obliged to honor their commitment to the tenant, provided all terms are met.7.2. If the landlord is unable to fulfill the agreement due to force majeure or the sale of the property, they must notify the tenant immediately via email and refund all advance payments without the tenant having the right to claim compensation.7.3. The landlord accepts no liability for loss, theft, damage, injury, or accidents involving people, animals, or property during or as a result of the stay.7.4. The landlord cannot be held responsible for inconveniences outside their control, such as disruptions in utility services.


8. Check-In and Check-Out8.1. The key will be made available to the tenant in a timely manner.8.2. Any deficiencies, incomplete inventory, or damage to materials found upon arrival must be reported immediately to the landlord or their representative.8.3. Upon departure, the tenant must ensure that all prescribed tasks (as outlined in the house rules) are completed. Failure to do so will result in additional charges.


9. Discount Codes


9.1. General discount codes on our website are valid as indicated on our website.


9.2. Personal discount codes are valid for one year from the date of issue.
